About

Applying for a mortgage is a significant financial decision. At Progressive Financial Services, we can guide you through the mortgage process, explain the options available and help you prepare your application.

We provide advice on mortgage products available from the lenders with whom we hold appointments. Any recommendation will be based on the information you provide, your circumstances and the lender criteria applicable at the time.

Mortgage applications are subject to lender assessment, lending criteria, affordability requirements, valuation and approval. Approval cannot be guaranteed.

We can help you:

  • Compare relevant interest rates, features, incentives and costs;

Your Mortgage Journey

  1. Initial Consultation

We will discuss your circumstances, income, financial commitments, deposit and property plans. We will explain the information and documents required to assess your mortgage options.

  1. Preparing Your Application

We will help you gather the relevant financial and supporting documents. The lender will assess your income, expenditure, existing commitments, credit history and ability to meet the proposed repayments.

  1. Comparing Available Mortgages

We will review suitable mortgage options from the lenders available through Progressive Financial Services. We will explain the relevant interest rates, repayments, fees, features, incentives and conditions.

  1. Recommendation and Application

Where appropriate, we will recommend the mortgage we consider most suitable from the range available to us and explain the reasons for our recommendation. With your agreement, we will submit your application to the selected lender.

  1. Approval in Principle

If your application is approved in principle, the lender will issue an Approval in Principle. This is not a final loan offer and may remain subject to further documentation, valuation, lending conditions and final approval.

  1. Sale Agreed and Loan Offer

Once you have agreed to purchase a property, further steps may include:

  • Appointing a solicitor;
  • Obtaining an acceptable property valuation;
  • Arranging a structural survey where appropriate;
  • Arranging mortgage protection where required; and
  • Satisfying the lender’s outstanding conditions.

 

  1. Mortgage Drawdown

Once the lender’s conditions have been satisfied and the legal work is complete, your solicitor will arrange the mortgage drawdown and completion of the purchase.

Choosing a Mortgage

When reviewing your mortgage options, relevant considerations may include:

  • Your income and employment circumstances;
  • The deposit available;
  • The proposed mortgage amount and term;
  • The applicable interest rate;
  • The estimated monthly repayment;
  • The loan-to-value ratio;
  • Fixed or variable interest-rate options;
  • Cashback or other incentives;
  • Mortgage flexibility and overpayment options; and
  • The overall cost of the mortgage.

 

Fees and Other Costs

Legal, valuation and survey fees may apply during the mortgage process. The amount payable will depend on the professional appointed, the property and the work required.

You are free to appoint your own suitably qualified solicitor, valuer and surveyor, or we can provide you with recommendations if necessary.

Any fee payable to Progressive Financial Services will be explained before you proceed and is also set out in our Terms of Business.

Mortgage Protection

Mortgage protection is generally required when taking out a mortgage on your principal private residence, although limited exceptions may apply. Your lender will confirm the requirements that apply in your circumstances.

Mortgage protection is a separate insurance product and is subject to underwriting, acceptance, policy terms, conditions and exclusions.
